Property Tax Relief Programs
The Town of Belmont is committed to supporting our seniors and veterans by offering a range of property tax relief programs within the limit of State law. A summary of existing programs is contained in an overview document (PDF) published each year by the Board of Assessors. These initiatives help eligible residents reduce their tax burden. Note that the annual application deadline is April 1st.
Summary of Most Common Benefits and Qualifications
1. Property Tax Exemptions
- Eligibility for $2,000
- Age: 65 and above for you or your spouse
- Income: Gross income under $20,580 for single and $30,870 for married. Note: Social security and government pensions count at a reduced rate for gross income.
- Assets: Under $41,160 for single, under $56,595 for married not including your home
- Eligibility for $360
- Age: Seniors (70+), Surviving Spouses (non-remarried) and Minor Children (<18) with deceased parents
- Income: Not limited
- Assets: Under $41,160, not including your home
2. Deferral of Property Tax Payments
- Eligibility
- Age: 65 or older for you or your spouse
- Income: $72,000 for single, $109,000 couple, adjusted annually
- Assets: No limitation
- Value: Payment of your property taxes (full or partial) can be deferred each year at an interest rate of 4.5%. The total deferral can be up to a half of your home's assessed value.
3. Senior Tax Work-off Program
Reimburses low-income Senior homeowners for volunteer hours contributed to the Town. The program is limited to 25 applicants, assigned on a first-come, first-served basis, to ensure sufficient placements are available. Staff will revisit the number as the program resumes full operations. More complete information can be found in the Select Board’s approved policy (PDF) and the program application (PDF).
- Eligibility for work performed in 2025, to be credited to tax bills in early 2026 –
- Age: 60 or older for you or your spouse
- Income: 2023 income of $69,000 for single, $103,000 for married couples, adjusted annually
- Assets: No limitation
- Value: Up to $2,000 per year, paid at the state minimum wage ($15) or up to 133.3 hours. These amounts are taxable at the federal level, so will generate a W-2 for recipients.
- Process: Submit a completed application (PDF) and supporting documentation to the Board of Assessors (19 Moore St., Homer Town Office Building). Once accepted into the program, new applicants will need to complete basic new employee paperwork, and will then be ready for placement with a department seeking volunteers. Please be patient as we work to ramp up the program.
4. 100% Exemption from Community Preservation At Surcharge
- Eligibility
- Age: 60 or older (also available for non-seniors with different income qualifications)
- Income: $112,650 for single, $128,700 for couple - adjusted annually
- Assets: No limitation
- Value: Full value of CPA Surcharge (1.5% of tax bill)
