The applicant seeks FOUR (4) SPECIAL PERMITS and TWO (2) DESIGN AND SITE PLAN REVIEWS to CONSTRUCT A THREE (3) STORY, 22,423 +/-SQUARE FOOT RETAIL/OFFICE BUILDING (square footage includes use of the cellar as commercial tenant space) in a Local Business I Zoning District. This application requires the following –

MAINTAIN THE EXISTING FRONT SETBACK – allowed 5’-0”; existing and proposed 2.5’ on the first and second floors (the third story will comply),

22,423 SQ. FT. COMMERCIAL BUILDING – Section 7.3.2 a) requires Design and Site Plan Review for new structures greater than 2,500 sq. ft., and
REDUCE PARKING REQUIREMENTS – Section 7.3.2 a) allows parking requirements to be reduced through Design and Site Plan Review.
DESIGN AND SITE PLAN REVIEW and TWO SPECIAL PERMITS under Sections 1.5.3 (alter a nonconforming structure) and 3.3 (proposed use) FOR A ROOF MOUNTED WIRELESS TELECOMMUNICATIONS FACILITY (four panel antennas and equipment cabinet) in an Apartment House Zoning District.
